- Except for freehold under specific investment alternatives foreigners cannot own land in Thailand. It has been common practice in Thailand for foreigners to set up a Thai limited company to hold the land or real estate property under a freehold title, however, this is not a straightforward ownership vehicle for foreigners or without risks. Foreign natural persons or corporations, are allowed to lease land for up to thirty years.
