Valuation Logistics offers the following services in Real Estate Appraisals:
Single Family Interior/Exterior Appraisal Report (FNMA 1004/FHLMC 70) This is a standard Fannie Mae summary appraisal report which considers market value trends, supply and demand and marketing times. It also provides indicated value by cost approach, where it is appropriate, and much more.
Exterior Only Appraisal Report (FNMA 2055/FHLMC 2055) A summarized appraisal report that includes extensive property information. It also provides quantitative adjustments to comparable sales and estimates a specific value, increasing efficiency and reducing costs.
Condo/PUD Interior/Exterior Appraisal Report (FNMA 1073/FHLMC 465) This report considers market value trends, supply and demand, and marketing times. It provides room count and actual square footage by GLA. It gives notes about condition of improvements, depreciation, repairs needed, quality of construction and more.
Multi-Family Appraisal Report (FNMA 1025/FHLMC 72) This is a small residential income property appraisal report for two- to four-family residences. It gives neighborhood, site, improvement descriptions and a general description of the subject's physical structure. It notes condition of improvements, depreciation, repairs needed and quality of construction; it gives sales comparison, income approach, and cost approaches.
Operating Income Statement (FNMA 216) This statement reports income and expense projections for 12 months and helps to estimate necessary cash reserve.
Standard Desk Review This review of an appraisal provided by a lender is used to determine if the opinion of value in the appraisal is reasonable. The subject property and comparables are not inspected. The reviewer verifies lot size, GLA, sales price, the date of sale for the subject property and the comparables.
