Vermilion Realty is located in Saint David, Arizona. Saint David is on the San Pedro River between Tucson and Tombstone in Cochise County.
The owners of Vermilion Realty, Jim Allen and Don Grafues, became business partners in 1998 while Jim was working for Prudential California Realty in Palm Springs and Don was involved with income property investments. Don got his California Real Estate License and joined Jim at Prudential. At Prudential Don handled Jim’s marketing activities and built his web site. In 2004 they decided to move to Arizona and open Vermilion Realty.
In Arizona, Don continues to manage marketing while Jim concentrates on client service and contracts. The primary blogger is Don.
Vermilion Realty’s philosophy is to give their client’s the tools necessary to facilitate research into both buying and selling. The more knowledgeable a client is, the easier the transaction will be and the quicker the close.
Jim and Don had their first 100% web based transaction in 2001. Their client (a buyer) researched neighborhoods and available properties. The client arranged for financing over the web with a lender 3,000 miles away. Purchase contract was sent by email as were subsequent documents necessary for close. Jim and Don met twice with the client in person for a total of 4 hours; once to preview properties and later to conduct a walk-through just prior to close. The client was extremely pleased with the simplicity of the transaction and the speed of communications.
When the client had to sell due to a job transfer, he came back to Jim and Don to handle the transaction.
This “100% web based transaction” was an awakening to the empowerment of the Internet. Jim and Don are aware that many people do not want to feel rushed or pressured by an agent. Giving their clients the tools necessary to conduct their research, at their pace, has proven to be one of the best tools to build client relationships and a strong client following.
