Housing Ombudsman Service: Dealing with disputes and complaints against landlords and housing agents, and other housing disputes

Description

All residents in homes managed by a provider of housing services registered with HOS can make a complaint to the Ombudsman. All social landlords (housing associations) registered in England are included, as are certain private landlords and management agents. You can search the members database.

HOS deals with complaints about shortcomings in the way homes are managed, as long as they are made by the resident affected or an authorised representative.

The Housing Act 1996 requires all social landlords to belong to the Service. But it does NOT include local councils: council tenants must complain to the Local Government Ombudsman.
