- In 1994 the development group of Palmer and Thompson Development Company identified the intersection of Germantown Parkway and Dexter Road as one of only three major opportunities in the Cordova area at the time for neighborhood centers. The first phase of Cordova Collection was built, with anchor tenants Huey's, Play-It-Again Sports and El Porton Mexican Restaurant. The Germantown Parkway corridor was, and continues to be, the most dynamic retail and office corridor in Shelby County, with 2006 traffic counts of 44,751 cars per 24-hour period on Germantown Parkway and 14,476 cars on Dexter Road. These numbers continue to grow annually as the population of Cordova expands and Germantown Parkway becomes a destination for retail shoppers throughout the area. The traffic light at the intersection of Germantown and Dexter Road is approximately 1.5 miles from Interstate 40 where the Wolfchase Galleria, a million square-foot mall, along with various power centers including Home Depot, Circuit City and Linens & Things have been developed over the years. The area tenants near Cordova Collection include Kroger, Steinmart, Samuel's Furniture, Auto Zone, Starbucks, Bank America, Kohl's, and Dick Sporting Goods, to name a few. The second phase to Cordova Collection was developed in 2003, anchored by Fox Ridge Pizza and Belle Ame Hair and Beauty Salon. This developed the Dexter Road frontage and allowed a loop road to be constructed from Germantown Parkway through the development to Dexter Road, another major 7-lane arterial street in the Cordova area. There are approximately 5-6 acres of additional commercially-zoned land for future development of office and retail as the market dictates. This loop road gave the site multiple points of access to Germantown Parkway and Dexter Road and provided easy ingress and egress and cross-access and parking between phases. The center features excellent visibility from all major roads, as well as good signage for numerous tenants.
