The Links at Cobble Creek
The Links at Cobble Creek is an 18-hole links style golf course. It measures 6,982 yards from the back tees and 5,133 yards from the front tees. The majestic San Juan Mountains provide a beautiful backdrop for a wonderful golf experience. With ten lakes and a creek that winds through the entire course, a ball in the fairway is a must. The greens are large with tremendous undulations. Hitting the ball on the correct side of the flag makes for much easier birdie putts. The back nine is unusual in that it offers three par 3's, three par 4's and three par 5's. The Links at Cobble Creek is very excited about offering this great test of golf with breathtaking views to the golfing public.
Real Estate
Cobble Creek patio homes are detached, single level homes on their own lots. For a monthly fee, the respective sub-homeowners associations provide landscaping maintenance for the common area and each of the yards (except for the 24" to 30" border surrounding the homes, which are owner maintained) and irrigation water to the common areas and the yards (including the 24" to 30" border). Snow removal of the common sidewalks and driveways is also included. Each of the sub-association fees will depend on the area involved and will likely differ to a small degree. Upon completion of a particular patio home area, the sub-associations are turned over to the home owners in the particular area and the associations become self governing, subject to compliance with the Cobble Creek community wide covenants and regulations.
The patio home areas are dispersed throughout the community and are brought to the market as the roads and utilities are installed in the patio home area. What is a Colorado Golf Course Patio Home?
Patio homes in Colorado were traditionally 1-story homes that shared at least one side wall and had a back patio but not necessarily a backyard. Patio homes are usually built with 2, 3 or 4 homes in each building instead of the continuous row of homes common with townhouses.
Today in Colorado, about 85 percent of homes listed as patio homes are single level homes.
