The 8 Phases of Renderings and Virtual Tours
1. CAD Conversion
When receiving CAD’s, information is filtered to construct the 3d model and any unnecessary data that in some cases may affect the delivery time of the project is eliminated. Hand sketches are also converted into what is called positive CAD information.
2. Modeling
In this process 2d images are converted, such as floorplans and elevations, into 3D images using software such as 3ds Max.
3. Texturing
Textures are applied to the 3D model. Textures may come from photographs or a wide selection of available libraries.
4. Libraries
In this process a selection is made from the available galleries; the different furniture or decorative elements that will be implemented in the 3d model. Custom 3d furniture may also be required if the ones in the libraries are not considered appropiate. By custom, it is understood that a 3D model is made from scratch.
5. Lighting
There are many techniques (plug-ins) used to recreate lighting. They come from standard modes to the most photorealistic effects. V-Ray is most commonly used but new techniques and software arise that allow new usages and lighting and shadowing effects.
6. Animation Scripting
This process is very similar to the work of a movie director. The position of the cameras and paths that the views should cover are defined. Emphasis is made on the best angle and shots the project has to offer to enhance parts.
7. Rendering
To put in “lay mans terms,” is where computer power simulates the physical world. The input data is then transformed into: geometry, viewpoint, texture and lighting information. Usually this process takes the longest time to be executed and to narrow the time gap several dual computers are assembled into what is commonly known as a Render farm.
8. Post-Production
Like in movie editing, special FX are added that conventional software such as 3dsmax doesn’t allow, from music fanfare to environmental sounds. Plus in editing the “spots” and “flickering” generated in the process of the animation are taken out.
Information Needed
For a 3D image or animation to take place, some things are needed prior to starting the computer modeling. CAD files or equivalent (hand sketches in some cases), landscape photos if a necessary photomontage is required and a concise description of final use of renderings (billboards, website, brochures, videos, etc). Large pixel files may incur in extra rendering times.
All this information is very important to determine the look and feel and effects of the image or animation.

To brief a project is to gather and specify all technical considerations, like:
Views: Open views, Closed views, Aerial views, Pedestrian and others.
Light characterization: A very illuminated atmosphere, half-light or shades, specific places with light emphasis.
Materials and Textures: Floors (list of typical specs), walls (list of typical specs), ceilings and roofs (list of typical specs), colors, etc.
Furniture: Urban furnishing, classic, contemporary, highlighted in the public space, interior furnishings, classic, contemporary, decorations, art pieces, etc.
Landscape Elements: Define vegetation required for each space, green areas, spaces with water, etc.
Space Occupation: Many people, few or no people, cars or other elements, winter, summer, etc.
