Bill was licensed as a "Sales Associate" in 1978. He apprenticed at the Fred'k A. Schmidt, Inc. company, in downtown Cincinnati. Bill worked with mentor, and uncle, Bill Grogan. Bill Grogan was a Broker, and a licensed attorney. "He was respected by every commercial real estate Broker in Cincinnati. I was glad to go on appointments, learn how to draft marketing proposals, and to benefit from his advice. He taught me that being friendly and courteous opened doors." While a t Fred'k Schmidt, Bill was involved in sales, leasing and management of commerial properties. Bill also prepared estate appriasals, and represented purchasers like Proctor & Gamble and Cincinnati Bell, who remained annonymous in purchasing property until closing.
In 1983, Bill looked for a change. He joined his father-in-law, Ray Lutter, at El-Ray Realty. Ray had developed a residential property management business for transferred executives. Concisting of many General Electric and Proctor & Gamble employees. They managed about 100 properties concurrently. Bill coordinated leasing, inspection, and repairs. Ray did the books. "Ray was great with numbers. He kept complete and accurate records for rental income, repairs, taxes, water bills, and mortgage payments. Management accounts were accurate DAILY. Long before Quicken and computers. Ray, knew the management business. He had mail systems designed to renew leases, or notify a Tenant of a unexpectad Owner moving back home. We never had a disagreemnt in 15 years of working together. I hope Ray was as proud of me, as I am of him. Ray was on the Cincinnati Board of Realtors Ethics Committee. A testimony to his knowledge, character, and peer recognition. In 1985, Bill obtained his Brokers license. "I will always be indebted to Ray for encouraging and helping me obtain my Brokers license."
In 1990, Strietmann Realty. Inc., was established. A lifelong goal of operating his own business, and "hanging out a shingle" became a reality. Bill's philosophy was/is to be honest, fair, and treat people as you would want them to treat you.
